For family
The in-law ADU, done properly.
Bring parents close without moving them in. SHAPE designs accessibility-first ADUs across the Bay Area, quiet to build, private to live in, and made to feel like their home, not your backyard.

Why families choose an in-law ADU over the alternatives
Assisted living in the Bay Area runs $6,000–$10,000 per month, and moving parents into your existing house rarely gives anyone real privacy. A dedicated in-law ADU is the third option, parents get their own front door, their own kitchen, their own quiet, and you're still 30 seconds away when something matters.
The demand is not theoretical. The National Association of Home Builders reports 73% of remodelers saw increased requests for aging-in-place work in 2025. On the Peninsula, we're seeing it in Cupertino, Los Altos, Palo Alto, and Sunnyvale in particular, multigenerational families who want a permanent, dignified home for a parent within walking distance of grandkids.
Accessibility, built in from day one
Every SHAPE in-law ADU can be specified with an accessibility package designed with occupational therapists. It's not retrofitted, it's part of the drawings before we permit:
- Zero-step entry from the driveway or side path
- 36" doorways and 42" hallways for walker and wheelchair clearance
- Curbless roll-in shower with linear drain, blocking for grab bars
- Lever handles, rocker switches, and under-cabinet task lighting
- Bedroom sightline to the bath, and a bath sightline to the front door
- Optional emergency call system pre-wired to your main house
None of this reads as "medical." The finish level is the same as any other SHAPE home, you'd never know the layout was designed for someone who might use a walker in 10 years.
Quiet construction, because your parents already live there
The main reason families delay an in-law ADU is what construction does to daily life for a year. SHAPE's modular process cuts on-site construction to a few weeks: the module is built in our facility while foundation and utilities run on your lot, then it's set in a single day. Parents who visit for the weekend see a foundation on Friday and a house on Sunday.
What Kenji told us
“They moved fast without ever making us feel rushed. My parents were settled in months ahead of what we expected.”
Frequently asked
- How much does an in-law ADU cost in the Bay Area?
- Most SHAPE in-law ADUs use Model 1, from $223,000, or Model 2, from $263,000. Both include design, permits, foundation, delivery, set, and standard finishes. Site conditions and selected upgrades can change the final fixed quote.
- Can I add a full accessibility package without it looking clinical?
- Yes, and this is where architect-led design matters. Every accessibility element (zero-step entry, curbless shower, wider doorways, grab-bar blocking) is designed into the plan so it reads as good design, not medical retrofit.
- Will Medicare or long-term-care insurance cover any of it?
- Not the construction itself. But an in-law ADU is often meaningfully cheaper than assisted living over a 3–5 year horizon, with Model 1 starting at $223,000 versus $6,000+/month indefinitely. The ADU also keeps its value as a rental or home-value addition afterward.
- Can my parents own the ADU?
- Under current California law an ADU can't be sold separately from the primary home in most cities (SB 9 changed some cases). But you can put your parents on title of the whole property, structure the ADU as their residence in your family trust, or set up a life estate. Talk to an estate attorney, happy to make introductions.
- How private is it really?
- Fully. A detached ADU has its own front door, its own address for mail, its own utility meters if you want them, and its own outdoor space. Most SHAPE in-law units are sited with a landscape buffer so neither side sees directly into the other's living room.
