Modern multifamily cottage cluster with metal roofs and shared courtyard in the Los Gatos hills

    Small multifamily & cottage clusters

We work with Bay Area developers and homeowners on infill that actually pencils: SB 9 lot splits, AB 1033 condo conversions, JADU + ADU stacks, and 4–12 door cottage clusters across San Jose, Oakland, Redwood City, San Mateo, Berkeley, and the peninsula.

Every unit is architect-designed and built in our California factory. You get a fixed cost per door at contract, a delivered timeline of a single construction season, and a finish level your buyers and renters will pay a premium for.

    Retreat, glamping & boutique-stay clusters

Boutique wellness retreat with modern SHAPE cabins, fire pit, and native landscaping at sunset

Wellness retreats, vineyard stays, corporate offsites, and tribal/agricultural cabin programs across Sonoma, Napa, Marin, the Santa Cruz Mountains, and the East Bay foothills. Our cabin kit ships as Title 24-compliant dwellings, sited on grade beams or piers with minimal grading, low impact to the land.

Open for guests in a single season. Repeatable units mean predictable pro formas, predictable operations, and a brand that looks intentional from day one.

    Frequently asked

What kinds of multifamily projects do you take on?
Small-scale infill: SB 9 lot splits (up to 4 units on a single-family lot), AB 1033 condo conversions, JADU + ADU + main-home stacks, and 4–12 door cottage clusters on R-2 and R-M zoned lots. We typically don't take on projects above 20 units.
Where in the Bay Area do you build?
All nine Bay Area counties. Santa Clara, San Mateo, San Francisco, Alameda, Contra Costa, Marin, Sonoma, Napa, and Solano. We've delivered projects in Mountain View, Palo Alto, Los Altos, San Jose, Oakland, Berkeley, Redwood City, and across the peninsula.
Can SHAPE help with site feasibility before we close on land?
Yes. We run a free desktop feasibility on any Bay Area parcel, zoning, setback envelope, max unit count under state law, and an order-of-magnitude per-door budget. Useful before LOI or during due diligence.
How do retreat / hospitality projects get permitted?
Cabins are permitted as Title 24-compliant residential dwellings (R-3) or as transient lodging where the jurisdiction allows. We work with land-use counsel on use permits, ag-overlay carveouts, and septic/well coordination for rural sites.
What's the minimum project size that makes sense?
Two units. Below that, our standard ADU or custom-home offering is a better fit. Above 12 units, we partner with a GC for site work and act as the modular manufacturer.

    Let's run the numbers.

Send us a parcel address or APN. We'll come back with a zoning read, max unit count, and a per-door budget, usually within a week, always free.
