How Bay Area Homeowners Actually Finance an ADU in 2026

HELOC, cash-out refinance, renovation loans, and construction loans, how each one works for an ADU build, what the rates look like in 2026, and which fits your situation.

Most Bay Area homeowners pay for an ADU with the equity they already have in their main house. The hard part is choosing the right instrument. Here are the four that actually get used in 2026, what they cost, and when each one is the right call.

    1. HELOC (Home Equity Line of Credit)

Variable rate, currently 7.5 – 9% at most Bay Area credit unions. You draw only what you need, when you need it, which matches an ADU build's payment schedule almost perfectly. Best for projects under $400K when you already have meaningful equity and don't want to disturb a low first mortgage.

    2. Cash-out refinance

Replaces your existing mortgage with a new, larger one. Only makes sense if your current rate is close to today's rates, otherwise you're trading a 3% mortgage for a 7% mortgage to fund an ADU, which is rarely worth it for Bay Area homeowners who locked in 2020 – 2021.

    3. Renovation loan (Fannie Mae HomeStyle / FHA 203k)

Lets you borrow against the future appraised value of the property with the ADU built, not today's value. This is the answer for homeowners who don't have enough equity yet. Rates run a bit above standard mortgages and the paperwork is heavier, but it opens up projects that otherwise wouldn't pencil.

    4. Dedicated ADU construction loan

A handful of Bay Area lenders. RenoFi, Acorn Finance, several local credit unions, now offer ADU-specific construction loans that convert to a permanent loan when the build finishes. Higher rate, faster underwriting, no impact on your first mortgage. Good for homeowners with strong income but thinner home equity.

    What we recommend

For most of our Mountain View, Palo Alto, and Menlo Park clients in 2026, the answer is either a HELOC (if equity is there) or a HomeStyle renovation loan (if it isn't). Cash-out refinances mostly stopped making sense in 2023 and haven't come back.
