ADU Rental Income in the Bay Area: What You Can Actually Charge
Real 2026 rent ranges for studios, 1-bedroom, and 2-bedroom ADUs in Mountain View, Palo Alto, Menlo Park, San Jose, and more, plus what affects your number most.

For most Bay Area homeowners, rental income is what makes an ADU pencil. Here are realistic 2026 monthly rent ranges for a well-built, modern detached ADU in the peninsula and South Bay.
- Studio (350 – 500 sq ft), $2,400 – $3,200/mo
- 1-bedroom (500 – 750 sq ft), $2,800 – $3,800/mo
- 2-bedroom (750 – 1,200 sq ft), $3,500 – $5,200/mo
By city
- Palo Alto, Menlo Park, Atherton, top of every range.
- Mountain View, Los Altos, Sunnyvale, Cupertino, middle to top, especially near Caltrain.
- San Jose, Santa Clara, Campbell, middle of the range; varies a lot by neighborhood.
- Redwood City, San Mateo, middle to top near downtown and Caltrain corridors.
What moves the number most
In order: private entrance and outdoor space, in-unit laundry, off-street parking, natural light, and walkability to Caltrain or downtown. Square footage matters less than people expect once you're past 500 sq ft, a well-designed 600 sq ft 1-bedroom usually rents for more than a cramped 800 sq ft one.
A note on rent control
Newly-constructed ADUs are exempt from California statewide rent caps (AB 1482) for 15 years from certificate of occupancy. Most Bay Area cities do not apply local rent control to ADUs on single-family lots. Always confirm with your city before signing a long-term lease.
