Real backyard ADU layouts and design moves we use across Mountain View, Palo Alto, and the rest of the peninsula, from studios under 500 sq ft to two-bedroom family units.

After 100+ Bay Area builds, the same 12 backyard ADU moves keep working. Here they are, organized by lot size.

Small lots (under 6,000 sq ft)

    1. The 400 sq ft studio, single open room, kitchenette, full bath, sliding door to a small patio. Fits in a tight corner with 4-ft setbacks.
    2. The garage conversion, keep the existing footprint, add insulation, plumbing, and a private entrance. Cheapest path to a legal ADU.
    3. The L-shape, wraps a small private patio between the new ADU and a fence. Makes a 500 sq ft unit feel twice as large.

    Medium lots (6,000 – 9,000 sq ft)

    1. The 1-bedroom rental, 600 – 750 sq ft, separate bedroom, living/kitchen, in-unit laundry. The Bay Area's highest cash-on-cash unit.
    2. The home office + studio, split a 700 sq ft unit into a sound-insulated office and a full studio with a Murphy bed and bath.
    3. The pool house ADU, full bath, kitchenette, sleeping loft, opens directly onto a pool deck. Doubles as guest house and weekend rental.
    4. The detached primary suite, large bedroom, walk-in closet, spa bath. Some owners build this for themselves and rent the main house.

    Large lots (9,000+ sq ft)

    1. The 2-bedroom family ADU, 900 – 1,200 sq ft, two bedrooms, full kitchen. For adult children, aging parents, or premium rentals near Caltrain.
    2. The two-story ADU, 18-ft height with state-allowed setback minimums. Doubles your square footage on the same footprint.
    3. The ADU + JADU combo, one detached ADU in the backyard, one JADU carved from the main house. Two extra units, one project.
    4. The barn/workshop hybrid, ground floor garage or workshop, upstairs living. Common in Los Altos Hills and Portola Valley.
    5. The retreat cabin, small detached unit at the back of the lot, oriented to a view. Best for owner-occupied weekend use or short-term family stays.
